The Queen Suite is spacious ground -level room with all around views of our vineyards and horse pastures. Guests have direct access to our back deck and a cozy gas fireplace. Two queen beds make this the perfect option for separate travelers or two couples traveling together. This suite includes a private bath with a walk-in shower.

The Balcony Room is a bright space located within the Warner-Concord Farms Bed & Breakfast. Nestled on the corner of the inn, it boasts natural sunlight throughout. A comfortable king-sized bed, gas fireplace, and private bathroom allow for a cozy stay. Whether you're in town for business or pleasure a dedicated workspace with high speed wireless internet is available. Utilize your in-room Keurig, then wander onto the balcony to enjoy your coffee before beginning your day!
Existing rates are valid for all bookings prior to May 1, 2026.
Our Cancellation Policy
Guests can cancel free of charge UNTIL 14 days prior to arrival date. Guests will be charged the total price of the reservation should they cancel WITHIN 14 days prior to arrival date but are eligible to move their reservation to an alternate date.
Damages
Please notify us immediately of any damages should they occur, we understand that accidents happen. Damages to the room or property that require replacement or excessive cleaning are subject to a $250 fee that will be automatically charged to the credit card provided at booking upon check-out.
Payment
We accept credit card payments and require a valid credit card to be provided that the total cost of the room will be charged to upon booking. For those who are paying with a Warner-Concord Farms gift card, we still require a valid credit card to be kept on file for incidentals.

All bookings are subject to an 8% lodging tax paid directly to Harpersfield Township and Ashtabula County + the 6.75% sales tax to the State of Ohio. The tax is included in the rates listed above.
